Home Buyer Tax Credit Extended and Expanded

First time home buyers and now ‘move up buyers’ have until April 1, 2010 to purchase a house and take advantage of the IRS tax credit.

Have you been wondering where all the  government stimulus money is going? Well since President Obama signed the bill extending the first time home buyers’ tax credit and expanding it to include move up buyers some of it could be going in your pocket!

The time is right to enjoy the benefits of home ownership. Mortgage interest rates on a 30 year fixed rate loan are still below 5% , the affordability of homes in Redding is excellent, there are 1423 residential properties on the market right now in the Shasta County MLS. To top things off if you are a first time buyer you may qualify for a tax credit of up to $8000 and $6500 for what the government terms as move up buyers.

Surge in Reported Mortgage Fraud in California.

California made another list, this time for states with the most reported mortgage fraud.

Not a good list to make, but I thought you needed to be aware of this issue. According to a Forbes.com article there has been a significant rise in reports of mortgage fraud in the U.S. California made the list of the top 20 states reporting suspicious activity.  Read the rest of this entry »

Property Tax Relief

A bright spot for those homeowners who bought during the peak years of the Redding housing market.

For those of us who purcahsed homes in the last 5 or 6 years there isn’t much to get excited about when it comes to the value of our homes. I do want to make sure you know about something that though it might not be great news, at least it’s not bad news.

It is called Proposition 8 Tax Relief and here is how it works: If your property value has gone down and the taxable value is above the current market value you may be eligible for tax relief. For the full story click here  and you will be taken to the Shasta County Assessors web site where you can read the tax relief brochure. The time frame for you to ask for a review of your assessed value is July 2nd till  November 30th.  Click here and print out the Request for Review form. Just fill it out and mail it or drop it by the Assessors Office.

IIf you aren’t sure about your properties value just email or give me a call and I can do a quick market analysis for your property. All I need from you is your address and I will be able to give you a good idea of your market value. In case you don’t know what your taxable value is I can get that for you also.

Housing Affordability Fund Mortgage Protection Program

The California Association of Realtors is offering a mortgage protection program for qualified first time home buyers. First time buyers who loose their job because of layoffs may be eligible to receive up to $1500 a month for 6 months to help make their mortgage payments. This might help first time buyers deal with the “what ifs” that cause them to have doubts about entering the housing market at this time. Read about the program at C.A.R.s web site by clicking here.

Ok all of you 20 & 30 somethings that have never owned a home–what are you waiting for? The Redding housing market never did sky rocket as much as some of the So Cal areas, but none the less it priced most first time buyers out of the market.  During the peak of the real estate market here in Redding you couldn’t touch a livable home for under $200,000. That’s not the case anymore. Here’s just one example of what you can find if you are keeping your eye on the local market. Click here. 

Intrest rates are amazing , there is a first time home buyer tax credit from the IRS–up to $8000, as of today there are 354 houses for sale between $125,000 & $200,000 in Shasta County. I repeat–What are you waiting for??
